Franklin Properties Commercial Roof Recover
B&D Roofing Solutions completed a 10,000-square-foot commercial roof recover for Franklin Properties at 4711-A W. Gate City Boulevard in Greensboro, North Carolina. The project involved installing ½-inch fanfold insulation over the existing modified roofing system, followed by a new mechanically attached, 60-mil white TPO roofing membrane. The installation included perimeter termination details and was completed in 2019.

Roof Recover Scope
The project involved recovering 10,000 square feet of an existing modified roofing system at a commercial property on West Gate City Boulevard in Greensboro, North Carolina.
Roof Preparation and Decking Replacement: The existing roofing system was prepared for the recover installation. As part of the project, 700 square feet of deteriorated metal roof decking was replaced under a documented change order. New ½-inch fanfold insulation was installed over the existing roofing system and mechanically fastened in accordance with the manufacturer's approved fastening requirements.
TPO Roof Installation: A new mechanically attached Carlisle 60-mil white TPO roofing membrane was installed over the prepared roof area. The system included the necessary membrane accessories and components for a complete installation.
Perimeter and Roof Details: The roofing scope included fabricated .040-inch aluminum termination bars at perimeter conditions, along with the necessary flashing and detailing at roof penetrations and transitions.
The completed project incorporated metal decking replacement and a new single-ply TPO roof recover system without requiring a complete tear-off of the entire existing roofing system.
Manufacturer Warranty
The completed project received a 20-year Carlisle Membrane Material Warranty, covering qualifying manufacturing defects and premature membrane deterioration due to weathering, subject to the manufacturer's warranty terms and conditions.
